Rates and Payment Policies

  • Rates: Published rates are subject to change without notice and do not include taxes and other local assessments. Some minimum lengths of rental apply by peak period or unit.
  • Booking Fee: 3% of gross rental.
  • Cleaning Fee: Varies by unit for all rentals under seven days. This amount is paid with your reservation.
  • Additional Fees: Other additional fees assessed by some properties.
  • Reservation: A non-refundable deposit of 50% of the total rental (including taxes and any additional fees) is required upon signing the emailed or faxed Vacation Property Rental Agreement.
  • 60 Days: Payment of the non-refundable amount of 100% of the total rental (including taxes and any additional fees) is required 60 days prior to arrival.
  • Payment: Can be made via major credit card, check, or wire transfer. All funds must be received within 5 days of reservation confirmation. 
  • Cash Discount: Discount of 3% off booked rate is provided for payment via check or other good funds. 
  • Returned Checks: A $75 returned check fee will be charged if a check is returned to us by the bank for non-payment for any reason.
  • Security Deposit Protection Plan: In lieu of a security deposit we offer CSA Security Deposit Protection for a nominal one-time fee instead of having to front the security deposit fee or have it charged to your credit card. Securing this protection will provide you with the assurance that damage or theft, which is caused inadvertently by you or a travel companion, will be covered under the plan up to a maximum limit of $3,000.   • Security/Damage Deposit: Additional security deposit amounts vary by unit and are due 60 days prior to arrival. The security deposit must be provided via check or other good funds (no credit cards accepted). Your deposit will be charged if damages occur or for extraordinary cleaning, telephone, or other charges.
  • Cancellations: Any amount above the non-refundable deposits listed above, less a $250 cancellation fee and appropriate sales taxes, will be refunded upon timely cancellation.
  • Inclement Weather Policy: We do not refund for inclement weather in any circumstance. We strongly encourage the purchase of Travel Insurance to protect your vacation investment! We provide this via CSA and you must opt out of the program.
  • Travel Insurance: In the event of you must cancel or leave early no refunds will be afforded. Travel insurance is suggested to protect your investment due to unforeseen developments such as illnesses, severe weather conditions, job loss and other covered events. Unit Policies

  • Pets: Pets are allowed in certain units and guests do incur an additional charge per pet. There is a maximum weight, maximum number of pets, and aggressive breed exclusion per reservation. Please inquire about specifics when making your reservation. 
  • Smoking: All properties are non-smoking.
  • Parking: Many units include the use of a parking garage or designated parking space. If you plan to arrive via auto, please ensure that your unit includes this amenity. 
  • Concierge:  Should you require arrangements for additional products or services, please do not hesitate to let us know.

Check In / Check out Policies

  • Check In: Units will be ready for check in at 4 p.m. Our housekeeping standards may require extra cleaning time for some properties, which may delay check-in.
  • Check Out: A departure time of 11 a.m. is required on the day of your departure.
  • Keys: Information regarding keys will be provided in your confirmation letter.
  • Confirmation: A confirmation listing rules, regulations, dates of visit and property information will be emailed to you after your Initial Reservation Payment is processed. Carefully CHECK your confirmation for accuracy and call or email immediately if any corrections are necessary; otherwise, it will be assumed to be correct.
